The short version

Tottenham is a working inner-west area where rail, freight, employment land and established residential streets meet. Maribyrnong Council’s September 2026 update says the area around Tottenham Station and land south of the railway in West Footscray will be the focus of strategic planning work on employment, transport, amenity and the industrial-residential interface. The same update describes jobs, freight and logistics, rail access, parks, local activity centres and Stony Creek. The current planning area includes neighbouring West Footscray, so its broader context does not describe every Tottenham address.

The transport story is changing, and its status needs care. Council’s February 2026 update describes a planned fully accessible Tottenham Station as part of the Airport Rail Link works, with upgraded lighting and a pedestrian underpass. The published update describes a planned project, so construction status and station entrances should be checked against current project information.

Choosing a pocket

Tottenham suits someone who can live with a working environment and wants to judge the property block by block. Around the station and rail interface, listen for trains, watch pedestrian crossings and check how the route behaves when freight or industrial traffic is active. Farther from the rail line, inspect the relationship between a residential street, employment land, the nearest bus stop and the road you would use for shopping. A map pin near the station says little about the bedroom, driveway or last crossing.

Stony Creek is named in Council’s current description of the area, but it should be treated as a local feature to locate and inspect rather than a continuous park or open water frontage. Walk the segment that would form part of your routine and check access, lighting and maintenance. If the address is close to a boundary with West Footscray, confirm the exact suburb and the services you are actually being offered; the two places are discussed together in current planning material but remain distinct locations for a rental decision.

There is also live planning uncertainty. Maribyrnong’s current page for the Tottenham and West Footscray Employment Precinct Framework Plans says that the older draft project is on hold. Separately, Council has raised concerns about proposed State rezoning in the Tottenham and inner-west industrial precincts, including whether it will reduce truck movements in residential streets. These proposals leave land-use and truck impacts unsettled, so current conditions and project updates matter at inspection.

Transport and trade-offs

Transport Victoria’s current visitor guidance says contactless Visa or Mastercard, smartphone or smartwatch payments are available for full-fare travel on metropolitan trains, trams and buses; myki supports full-fare and concession travel. Use the Journey Planner for the actual service and check current rail-project notices before relying on a station entrance.

Tottenham works for a resident who values employment access, rail infrastructure and a less polished, more functional setting. Its trade-off is noise, freight movement and change around the station. Inspect at a weekday start, after dark and with windows open before deciding.

Would I live here?

Possibly, if the building had a calm residential edge and the working landscape was part of the choice rather than a surprise. I would verify station works, walk the last block, and ask how the exact street handles trucks, deliveries, parking and evening lighting.
